Title and Closing Services

O'Donnell Lee provides residential and commercial real estate services. We assist clients with approximately 500 to 1100 title files per year (it all depends on the market, doesn't it?), working closely with many local banks.  Services include:
  • Title searches
  • Title insurance
  • Closings
  • Document Preparation: Deeds, Mortgages, Notes, Powers of Attorney, and more.
All of our closings are conducted by attorneys, usually Tom McCowan or Rachel Bouchard.    Commercial closings are performed by Mike Phillips and Rachel Bouchard.  Many are closed off-site, typically at banks and real estate offices.  We regularly travel from Waterville to Skowhegan, Augusta, Madison, Bingham, Pittsfield, and even Lewiston and Portland at no extra charge for closings.  We are focused on providing friendly, congenial closing experiences for the participants.

In commercial real estate, Mike Phillips will assist you with the development of commercial projects, tax-free exchanges, commercial leases, timberland issues, conservation easements, real estate trusts, purchases and sales. Bryan Ward provides commercial eviction and rent collections services.

Construction Disputes

Building or renovating is complex business and has its own special legal considerations. When planning, our attorneys draft and review construction contracts. When trouble arises, we advise homeowners, contractors, and subcontractors with achieving reasonable solutions to disputes, involving mechanic's liens, collections, and defective work claims.
